Development Cost Accountant (1199-1)

Description:
Privately owned real estate finance/investment firm offering products and
services including tax credit syndication for development/financing of
affordable housing seeks an Accountant to cover all construction/development
accounting functions for real estate development projects from pre-
development through completion.

RESPONSIBILITIES:
Acquire in-depth understanding of structure/agreements/financing/risks of
complex development projects
Review joint venture partnership agreements, letters of intent, operating
agreements, purchase and sale agreements, loan agreements and interpret for
appropriate accounting treatment/process; identify conflicts and propose
solutions
Evaluate implications of legal documents related to complex financing
structuresí accounting transactions
Research accounting matters, analyzing results compared to prior period,
budget and similar projects; streamline and improve efficiency of
reporting/processes for development projects
Day-to-day accounting; journal entry preparation; make necessary adjustments
to accounts; ensure all transactions are in accordance with U.S. GAAP and
company policy/procedures
Facilitate draw fundings, receive wires, confirm amounts, notify appropriate
parties, and initiate wires
Reconcile loan draws/funding payments/invoices to general ledger; record
adjusting journal entries as required
Month-end close: verify integrity/accuracy of general ledger; investigate
variances; identify/resolve issues; prepare supporting schedules; record
accruals
Reconcile bank accounts; monitor cash position; ensure timely correction of
transactions
Complete A/P cycle: set up vendors; input invoices; verify approvals;
process payments; calculate monthly accruals
Prepare/analyze accounting records/financial statements to assess
accuracy/completion/conformance to reporting/procedural standards
Develop/prepare weekly/monthly/quarterly financial reports on joint
ventures/development projects
Engage CPAs as necessary for preparation of tax reports and audits;
gather/compile information needed for audit/cost segregation study/cost
certifications/tax returns; work with auditors to ensure timely completion
Review tax returns/cost certifications/operating partnerships GAAP financial
statements

REQUIREMENTS:
Bachelors degree in Accounting/Finance/Business
Experience with development or cost accounting, financial reporting and cost
certification
Intermediate to advanced proficiency in Microsoft Word, Excel and Outlook
MAS 200 experience preferred
Proactive self-starter who takes initiative as appropriate, has strong
analytical skills/attention to detail and organizational skills with ability
to multitask
Experience with strategy development and implementation desirable
